I will assist you in all aspects of your home search and purchase. I will help you determine your housing needs, find your new home, select the best financing options, and be your advocate in the negotiation process.
One of the biggest sources of stress in the buying process is the period of time between the acceptance of the offer and the actual closing of the transaction. This is where my experience in Title and Escrow will benefit you as a buyer because you will have an “insider” working for you.
Having worked closely with many direct lenders and mortgage brokers, I was able to build relationships with the loan officers, processors, and closers. This gives you an advantage because I am able to get to the right persons, communicate effectively with those persons, and can ensure that any potential issues that may hold up the closing are eliminated.
This Experience will be most beneficial to you at the closing table. Not only am I familiar with the real estate closing documents, I am also familiar with all the mortgage documents that you, as the buyer, will be signing at closing. I am experienced at handling any issues that may arise regarding those mortgage documents. I am also able to explain, in detail, all of the items listed on the HUD Settlement Statement, so that all parties are comfortable with that document (the HUD Settlement Statement is a document that is prepared by the title company for the mortgage company, which shows the complete itemization of all buyer and seller closing charges and credits for the entire transaction).
Another benefit to you in your home search is that I am a member of two Multi-List Services, Realcomp and MiRealSource. This will basically give you access to all of Oakland , Wayne , Macomb , Livingston, and Lapeer Counties . If a home is on the market you will have that information available to you.
I can also show you, and negotiate for you, any For Sale By Owner Homes you may find. When you deal directly with the seller, you lose your negotiating power. By having me as your advocate and negotiator you will have an advantage over the seller and your chances of buying the home at a better price, getting seller concessions, and/or getting any additional items included are greatly increased. |
